VIEWINGS AND APPLICATIONS

- How do I arrange a viewing?

- How do I apply for a property?

If after viewing a property you would like to apply for it, we require an application fee of £75 per person and you will need to complete an application and reference check. All our students require a suitable guarantor or full payment of the rent in advance, so please make sure you have this in place before viewing. There is no extra charge for the guarantor.

- What does the application fee cover?

The fee covers our cost of processing your application, referencing, credit checks and preparing the tenancy and guarantor agreement. Please note that the application fee is non refundable.


DEPOSITS AND RENT

- How much deposit do I have to pay and is it protected?

The deposit is £200 per student and we protect all deposits in the DPS (Deposit Protection Service). The deposit is not due until the tenancy start date.

- How can I pay my rent?

We offer a couple of payment options for students, you can either pay your rent monthly by direct debit, while some students prefer to pay in lump sums when they receive their student loan; either way is acceptable.

- Insurance

The Landlord will insure the structure of the building and the contents detailed on the inventory.

It is your responsibility to cover your own personal contents and up to £2,500.00 for accidental damage to the Landlord's belongings. We recommend you compare policies online and check to see if you're covered by your parents home insurance as a dependent studying away from home.


MAINTENANCE

- How long will a repair take?

We aim to get all maintenance issues resolved as quickly as possible, if for any reason a repair looks like it will take longer than expected, we will make sure you are kept fully up to date.

- How do I report maintenance issues?

We prefer for maintenance issues to be reported by email so we have a log of everything but if your repair is an emergency please call us on 01522 904904

- What is classed as an emergency?

An emergency is classed as a fire, flood, gas leak, electrical failure or boiler breakdown. If your issue is not classed as an emergency, you should wait until office hours to report the issue.

- All false or non-emergency call outs are subject to a call out fee.
